How to Prepare/ Sexify Your House Before Photo/
Video taking

Hi there! i presume you came to this page because you have spoken and discussed over with me about the sale/ rental of your property. 

Before we jump the gun to bring buyers/ tenants to your unit, there is a process we need to clear.

This is the first step to create the Best Impression for your Property Online, as buyers really are spoilt for choices nowadays, ahem,if you know what i mean. Some buyers are willing to place offer after 3 house viewings, while most will go about 8-10 houses. Alot will view up to 20 houses but if that's the case, they will probably take 3-6 months to come back. 

 

Here are the winning steps below to score more brownie points from your buyers/ tenants, even before they come to view the unit in person: - 

1) Declutter- for a clean feel & better energy of the house ( to get rid of all unwanted furniture, toys, paper bags/ bags/ personal items, trash bags/ rubbish bins to hide them all, even clothes, folded or not, or hanging on hangars should be all kept into the cupboards).

Remember, old unwanted things like broken cupboard/ old toys/ plushies collecting dust will not get your price up high, infact, this will bring the Like scores down. 

2) Brightness- All lightings must make sure the bulbs are working. No dark corners or rooms with faulty flickering lights. 

If room/ house is small, to invest in stronger brightness lightbulbs to make the place look even bigger than it really is. 

3) Smells/ scents - If there is any bathroom or kitchen with smells/ even bedrooms due to moisture, eg. damp towels in toilets tend to give mouldy smells to the toilets, or sometimes, a family who loves to eat fish will have fish smells trapped in the kitchen sinks and even on the tablecloth on the dining area, have to remove that. Another thing to note is rubbish bin should be kept out of sight in case of bad smells/ flies.. 

4) Aesthetics- Curtains if there is any, to make sure that the curtains color, feel and texture can give a calm sense of feeling to the viewers. if in doubt, khaki/ beige/ gold solid colors are more easily accepted, unlike florals which sometimes can be very challenging.

Also, it will be good to dress your bed up with matching bedsheet covers and pillow case covers, including bolsters and bolster cases, and blankets.

If your lamps are broken, consider switching it out and replace with something nice. If your lamps costing $300 can charm the buyers, you can be assured they will more for your property.

 

If you are lost, think of a zen feel that you might want to inject into the property to calm and attract your buyers.

5) Walls are best to be clean and neat, without much pictures/ graffiti. If you happen to see any tough of grey like moisture / mould especially for houses in north south orientation, please do touch up on the paints to give the walls a fresher feeling.

 

Wall papers to paste back nicely if falling off at the corners. 

 

Same goes for the ceilings. if the ceilings have water seepage or seemingly like water seepage problems, this sign will deter your buyers from even considering your property. 

6) Entrance- Remember to clean up the main door area, that's a show of how welcoming the house really is. Take special note about how your neighbours things are putting into your space outside your door/ paint stains. 

Some HDB sellers failed to see that some black or oil spills at the door will discourage buyers from making an offer. (fear of loan sharks hounding the unit) 

7) Flooring- last of all, take note of the flooring. If the laminates are cracked/ missing, or with stains ..to touch up is best. same goes for ceramic/ marble/ tarasso/ granite/ homogeneous tiles. Remember that buyers tend to less off the maximum amount from your asking price especially if the flooring has any signs of problems. 

 

8) Aircons to be serviced if still working and to make sure the sweat stains are painted or cleaned off.

 

Buyers are most unhappy about electrical/ flooring/ aircon/ leakage problems. 
 

Though you may wonder, i am only letting you take the video/ 360 deg shots, why must i touch up my house? 

Today, most people will also view houses on zoom/ 360 deg shots and videos provided by agents for shortlisting to buy. Most buyers might zoom in to take a closer look. All the above may seem tiring to do but the effort will be well worth spent in pursuit of a faster ready buyer to come to you and a better price to buy from you.
